    We start with a week of observation inside your current space before drawing a line. Includes acoustics, lighting, and network and electrical layouts.

    For anyone who already has a contractor: complete construction drawings and a priced material schedule, without our supervision. Delivered in four to six weeks.

The durations above are for a mid-size residential project. Commercial work is faster to design and slower through permits.

What do your services cost?

Design fees are a percentage of construction cost, between 8% and 12% depending on scope; drawings alone are a fixed rate per square metre. You get the number after the free first visit.

Is the first visit genuinely free?

Yes, and nothing follows from it. We measure the space and give you a straight opinion — and if we think your project is not right for us, we say so and recommend someone else.

How long does a whole project take?

A mid-size apartment is six to eight months and a villa ten to fourteen, from signing to handover. Drawings alone are four to six weeks.

Will you work to a fixed budget?

Frankly, we prefer it. A stated budget means we design inside it from day one instead of drawing something and then cutting it down.

Do you buy the materials for us?

We coordinate the buying and take no commission from any supplier. You pay the supplier directly and see the invoice, so choosing a material stays a design decision rather than a commercial one.
